TenantWise.com is a virtual office-space broker for lower and midtown
Manhattan. It's designed to help office tenants find, negotiate, lease and
move into office space in New York City from their desks. The site offers
landlords free property listings and extends to brokers the opportunity to
be co-broker.
Users can search for available office space by neighborhood (i.e. downtown,
midtown south, midtown), by address or by creating a street grid. After
viewing search results and selecting which is the best space to match their
needs, they are asked to register with TenantWise to continue the process.
At this point, they must agree that TenantWise will be their representative
for any space found through the site.
Users are asked to identify a licensed referring broker, if any. Later in
the process, the user will be "given the option to allocate a portion of the
savings to another licensed broker who has assisted during the process."
Registered users can schedule site tours through TenantWise, obtain advice
on consultants (architects, engineers, etc.) and negotiate with landlords
through TenantWise. A site representative is assigned to the user and acts
as the liaison for the process. TenantWise said it is "happy to co-broke
with another broker."
One aspect of the site that sets it apart from many others is the ability to
reach live support online through an eCall, a text-based interface similar
to Intant Messenger. We activated the call and had a representative within
less than a minute, chatting in real time through a dialogue box.
