TenantWise provides everything you will need to find and occupy space. We provide you with the ability to take control of the process. 

TenantWise provides unparalleled access to the goods and service providers you will need (such as architects, attorneys, engineers, movers and office furniture providers), advises you when you need them, and provides cost guidelines.

In addition, TenantWise allows you to involve another broker (if you would like to) and for that broker to earn commission dollars by allowing you to allocate a portion or all of your savings to that broker. We are happy to co-broke with another broker if you desire.

Search For Space

Begin the process by searching for space. Everything you need to assist you in determining the proper search parameters is available from the search page and we are always available to assist you through our on-line interface.

After running your search, a summary of all available spaces matching your search criteria will appear. Check the sites which seem most appropriate to view detailed information.

Registration

In order to access more detailed information, we ask you to register and to agree that TenantWise will be your tenant representative for any space sourced through our site. TenantWise is not automatically your tenant representative for sites you see without us. 

At this point you will also be asked to identify a licensed referring broker, if any. You will not be given another chance to name a referring broker. Later on in the process you will be given the opportunity to allocate a portion of your savings to this licensed broker who has assisted you during the process.

Schedule Tours

After identifying the spaces which you want to see, TenantWise will schedule site tours for you. Just enter your availability on our on-line form and we will contact you with your schedule via e-mail or phone.

It is important to let TenantWise schedule the tours for you so that we can identify the correct terms and conditions of the spaces offered.  

TenantWise makes site tours easy by providing a handy matrix for recording your impressions of the spaces you have seen.

As at every point in the process, we are available to assist you during normal business hours.

Hire Needed Consultants, Procure Goods and Services

During the process, TenantWise will advise you which consultants (architects, engineers, lawyers, etc) will need to be hired, if any, and when. There exists on our site enough critical information to allow you to complete the process on your own. In most smaller spaces, consultants are not as critical as in large spaces. You will also be advised on what you will need to furnish and move into your space.

TenantWise provides listings of goods and service providers in your area and can also run a targeted RFP process for you on-line, allowing the bidding of the job right on this site.

Make Offers and Negotiate

TenantWise will assist in making offers and negotiating with landlords on your behalf. You will be prompted to fill out an on-line form for each offer you want to make (up to five) which will be submitted to the personal TenantWise tenant representative assigned to you.

We will also provide you with the taking terms of recent deals in your market. Now for the first time you will learn what others are really paying, not just what the landlords are asking.

Your TenantWise representative will check your offers for accuracy and discuss strategy with you. When you are comfortable with the offered terms, TenantWise will forward the non-binding offers to landlords and coordinate counter-offers and acceptances. On-line you will also have the opportunity to compare offers using the equivalent lease rate calculator and to review the impact of different bidding strategies.

Sign a Lease

On the site you will find explanations of typical lease terms. Your TenantWise agent, along with your attorney, will assist you off-line in the final lease negotiations.
